As part of a statewide contract, we are responsible for the maintenance of all on-campus student housing on the Valdosta State University campus.

Valdosta is a beautiful rural campus, which includes eight residence halls and eight mechanical spaces, encompassing 749,457 square feet and 3,512 beds. This housing is split 80% traditional student housing and 20% apartment living.

Our team is responsible for day-to-day operations and service delivery, client communications, and quality control. We perform regular facilities assessments and conducts frequent routine inspections, and makes repairs with the support of subcontractors and vendors. We also manage the implementation of the CMMS work order system to ensure maximum uptime and life cycle of equipment. Our team is responsible for 24/7 response, which includes timely response to emergencies including prioritization and escalation protocol; inspection and evacuation programs for severe weather; and other disaster recovery activities.

We also comply with manufacturers’ maintenance recommendations or maintenance frequencies and maintain all building systems, including security, elevators, electric and lighting systems, and any emergency power systems. Our team evaluates and set HVAC and lighting systems to optimal comfort/efficiency levels and recommends building and system modifications for greater energy and operating efficiency on a regular basis.
