Georgia Institute of Technology Student Housing
In 2010, we became the first contracted facility management provider for Georgia Tech Student Housing. Our team maintains the Mechanical Shop University’s student housing and its included equipment using skilled in-house personnel and maintaining high utilization rates. This approach allows our staff to perform more work in less time while minimizing the use of expensive outside contractors. This housing is split 45% traditional student housing and 55% apartment living.
Our team performs all preventive maintenance for the mechanical equipment across 53 buildings, two dining halls and 48 mechanical spaces over the 3,052,000 square feet of student housing space. We have 12 full-time employees on Georgia Tech’s campus and provide the technical personnel, tools, materials, and supplies to perform more than 13,800 preventive and corrective work orders each year, requiring 19,932 staff hours.
These efforts have resulted in reduction of overtime by more than half in just the first two years on site. We also provide project management for replacements and upgrades, facility conditions assessments, and annual capital budgeting for lifecycle replacements/upgrades.
Our team is responsible for day-to-day operations and service delivery, client communication management, and quality assurance. We also manage the implementation of the AiM work order system to ensure maximum uptime and lifecycle of equipment to improve operational performance for student residents.
