Founded in 1895, Fort Valley State University (FVSU) is the highest rated HBCU in the state of Georgia by U.S. News and World Report. We are responsible for the maintenance of their on-campus student housing, which includes 10 buildings and eight mechanical spaces, encompassing 474,903 square feet and 1,635 beds. This housing is split 20% traditional student housing and 80% apartment living.

We perform all preventive maintenance for the mechanical equipment, provide project management for replacements and upgrades, conduct facility conditions assessments, and work in tandem with FVSU to establish annual capital budgeting for lifecycle replacements and upgrades.

Our team is responsible for day-to-day operations and service delivery, client communications, and quality control. They perform regular facilities assessments and conduct frequent routine inspections, making repairs with the support of subcontractors and vendors.

We also manage the implementation of the CMMS work order system to ensure maximum uptime and lifecycle of equipment. Our team is responsible for 24/7 response, which includes timely response to emergencies including prioritization and escalation protocol; inspection and evaluation programs for severe weather; and other disaster recovery activities.

We also comply with manufacturers’ maintenance recommendations or maintenance frequencies and maintain all building systems, including security, elevators, electric and lighting systems, and any emergency power systems. Our team also evaluates and sets HVAC and lighting systems to optimal comfort/efficiency levels and recommends building and system modifications for greater energy and operating efficiency on a regular basis.
